Balikesir şehri’nde kiracılık

Abstract

Konut insanoğlunun en eski ihtiyaçlarından biridir. Bu ihtiyacın karşılanması farklı şekillerde olmaktadır. Mülk sahibi olma bunlar arasında en yaygın olandır. Mülk sahibi olmayanlar, genellikle kiralama yoluyla konut ihtiyacını karşılamaktadırlar. Kuşkusuz bütün konutlar aynı kira değerine sahip değildir. Konut kiralarını etkileyen çok sayıda değişken vardır. Bu çalışmada konut kiralarını etkileyen mekânsal faktörler yanında, konut kira tercihlerini belirleyen şartlar ele alınmaktadır. Çalışmada istatistiki veriler yanında, anket uygulaması yapılmıştır. Sonuç olarak görülmektedir ki ülke yerleşe sistemindeki konum, şehirleşme hızı, madencilik faaliyetleri il ve bölge ölçeğinde kiracılığı etkileyen önemli faktörlerdir. Şehir ölçeğinde, merkeze yakınlık, ucuz kira konutlarının çokluğu, mahallelerin şehirsel büyümedeki konumu kiracılığı mekânsal olarak etkilemektedir. Kiralık konut seçilirken en önemli faktör konutun yer aldığı çevrenin sosyo-ekonomik özellikleridir

Housing is one of the oldest necessities of mankind. This need is covered in different ways. Being the owner of the property is the most common one among them. Those who do not own property, they usually satisfy their need for rental housing. Admittedly, all houses have not the same rent values. There are many variables that affect housing rent prices. In this study, in addition to discusses the conditions that determine the choice of housing rent, the spatial factors that affect housing are investigated. In addition to the statistical data, in the study, survey is done. In conclusion, it is seen taht location in countri’s settlement system, the rate of urbanization, and mining activities on provincial and regional scale, are important factors that affect the tenancy. On the urban scale, proximity to the city center, the majority of cheap rental housing, spatial position in the growth of urban area spatially effect the tenancy. The socio-economic characteristics are the most important factor when selecting rental housing
